Finding the RIGHT Resident, Not Just the Fast Resident

We strive to get your investment rented quickly, but feel it is important to get the RIGHT resident versus the FAST resident! Spending time up front and finding the BEST resident for your rental creates a good experience all around, versus one that is stressful and frustrating.

Oftentimes people think they just need to do a quick credit check and verify employment — but there’s more to it than that. Our high quality resident screening process digs deeper. We gather extensive information on the following:

  • Credit check
  • Employment verification
  • Debt to income ratios
  • Eviction history check
  • Criminal history check
  • Previous landlord calls

What We Screen: A Comprehensive Review

Our resident screening process goes far beyond a simple credit check. Every adult applicant (18+) who will reside in the property undergoes a full review across six key areas:

  • Credit History — We pull a full credit report from a national bureau to review payment history, outstanding debts, collections, and overall financial responsibility. We look at the whole picture, not just the score.
  • Criminal Background — A national criminal background check is run on every adult applicant. We screen for felony and misdemeanor convictions, sex offender registry status, and terrorist watch list entries.
  • Eviction History — We search national and local eviction records databases to identify any prior eviction judgments or unlawful detainer filings. A recent eviction is one of the strongest predictors of future tenancy problems.
  • Income & Employment Verification — Applicants must provide verifiable proof of income — recent pay stubs, employer verification, tax returns, or bank statements. Self-employed applicants can provide two years of tax returns.
  • Debt-to-Income Ratio — We review monthly obligations relative to gross income to ensure the applicant can comfortably afford rent alongside their existing financial commitments.
  • Rental References — We call previous landlords directly — not just verify their existence. We ask specific questions about payment history, property care, lease compliance, and whether they would rent to the applicant again.

Our Approval Standards

While every application is reviewed holistically, our general approval benchmarks are:

  • Credit Score: Minimum 600. Applicants below this threshold may qualify with a co-signer or additional deposit on a case-by-case basis.
  • Income: Gross monthly income of at least 3x the monthly rent. Combined income of all applicants may be used.
  • Eviction History: No eviction judgments within the past 5 years. Prior evictions are reviewed carefully and may disqualify an applicant depending on recency and circumstances.
  • Criminal Record: No convictions for violent crimes, drug manufacturing, or offenses that could pose a risk to neighbors or the property. Each case is reviewed in accordance with Fair Housing guidelines.
  • Rental References: Positive references from most recent landlords. Patterns of complaints, late payments, or property damage are disqualifying factors.
  • Honesty & Completeness: Any falsification on the application is an automatic denial, regardless of other qualifications.

Our screening criteria are applied consistently to every applicant. We use objective, documented standards — not subjective judgments — to make every rental decision. All applicants are evaluated using the same written criteria and in the order applications are received.

Pet Screening

For properties that allow pets, every applicant with an animal — including cats, dogs, and exotic pets — must create a profile through PetScreening.com before approval. This applies to emotional support animals (ESAs) and service animals as well, though the process is different for those classifications.

The PetScreening.com profile includes:

  • Photos and breed/weight documentation for each animal
  • Vaccination and licensing records
  • Behavioral history and owner attestation
  • ESA/service animal documentation review (for qualifying animals)

Pet approval is at the discretion of the property owner and is not guaranteed. Approved pets may require a pet deposit and/or monthly pet fee as outlined in the lease. For more details, visit our Pets page.
