All repairs must be submitted through the Online Portal. For emergencies, submit through the Portal and call us — (727) 595-7653 (Mon–Fri) or 1-888-528-5677 after hours.

Try These First
Common Quick Fixes Before Calling
Many common issues have a 30-second fix you can do yourself. Try these before submitting a request — you might save a vendor visit.
Garbage Disposal Won’t Turn On
Press the small red reset button on the bottom of the unit. If it still hums but won’t spin, the impeller may be jammed.
Outlet or Bathroom Has No Power
Press the RESET button on any GFCI outlet in the bathroom, kitchen, garage, or outside — one tripped GFCI can kill power to several outlets.
A/C Not Cooling
Check the thermostat is set to COOL and the fan to AUTO. Replace the air filter if it has been more than 30 days. Check the breaker hasn’t tripped.
Smoke Alarm Chirping
A chirp every 30–60 seconds means the battery is low. Replace with a 9V battery — standard tenant responsibility under your lease.
Toilet Running Constantly
Lift the tank lid and check that the flapper is sealing. Adjust the chain so there is about half an inch of slack when closed.
Slow-Draining Sink
Try a half cup of baking soda followed by a half cup of vinegar, then hot water after 10 minutes. Avoid harsh chemical drain cleaners.

We review your request as soon as possible, ask any clarifying questions, and assign the right vendor.
Dispatch
A licensed, insured vendor contacts you to schedule. Most non-emergency work is completed within 3–as soon as possibles.
Resolve
Vendor completes the work and reports back. You’ll see the closeout note in your portal.
