Bianchi Realty & Property Management Inc. (“Bianchi Realty,” “we,” “us,” or “our”) respects your privacy. This Privacy Policy explains how we collect, use, disclose, and safeguard information when you visit bianchirealtyandpropertymanagement.com, contact us, apply for a rental, or otherwise interact with our services. By using this site you agree to the terms of this policy.
1. Information We Collect
Information you provide directly — name, email address, postal address, phone number, property of interest, employment and income information (on rental applications), government-issued identification (for tenant screening), payment information, and any other details you submit through forms, applications, email, text, or phone.
Information collected automatically — IP address, browser type and version, device identifiers, operating system, referring URL, pages viewed, time spent, clicks, and approximate location derived from IP. Collected via server logs, cookies, pixels, and similar technologies.
Information from third parties — credit and background checks performed by licensed screening providers (with your written consent during the rental application process), MLS data, public county records, and Google Analytics.
2. How We Use Information
- To respond to inquiries and provide requested services.
- To process rental applications, leases, and property management activities.
- To verify identity, prevent fraud, and screen prospective tenants.
- To send transactional notices (lease, rent, maintenance, closing).
- To send marketing communications you have opted into (you may opt out anytime).
- To comply with Florida real estate licensure, fair-housing, and recordkeeping obligations.
- To analyze website performance and improve user experience.
3. Legal Bases for Processing (EU/UK Residents — GDPR)
If you are located in the European Economic Area or United Kingdom, we process your personal data under one or more of the following bases: (a) your consent; (b) performance of a contract; (c) compliance with a legal obligation; and (d) our legitimate interests in operating the business, preventing fraud, and marketing our services in a non-intrusive manner.
4. Sharing & Disclosure
We do not sell personal information. We share information only with: (a) tenant-screening providers and credit bureaus you authorize; (b) property owners we manage on behalf of (limited to applicants and tenants of their property); (c) attorneys, accountants, insurers, and other professional advisors; (d) IT, payment-processing, e-signature, hosting, and email-delivery vendors bound by confidentiality; (e) government authorities when required by law, subpoena, or court order; and (f) successors in connection with a merger, acquisition, or sale of assets.
5. Cookies & Tracking
This site uses essential cookies (required for site operation), analytics cookies (Google Analytics), and may use advertising cookies. You can disable cookies in your browser settings; some site features may not function without them. We honor Global Privacy Control (GPC) signals where required by law.
6. Your Rights
California (CCPA/CPRA): You have the right to know what personal information we collect, to access and delete it, to correct inaccurate information, to opt out of “sharing” for cross-context behavioral advertising, and to limit use of sensitive personal information. We do not discriminate against consumers who exercise these rights.

Florida (FIPA) and all U.S. residents: You may request access to or deletion of personal information we hold about you by emailing or calling us using the contact details below. We will verify your identity before responding and reply within 30 days (or 45 days where law allows).
7. Data Security
We use reasonable administrative, technical, and physical safeguards to protect personal information, including TLS encryption in transit, restricted-access servers, and vendor due diligence. No online transmission or storage is ever 100% secure; we cannot guarantee absolute security.
8. Data Retention
Tenant and applicant records are retained for the period required by Florida real estate and tax law (generally 5–10 years after the lease ends). Inquiry records are retained for up to 3 years. We delete or anonymize data when retention is no longer required.
9. Children
This site is not directed to children under 13. We do not knowingly collect personal information from children. If you believe a child has provided personal information, contact us and we will delete it.
10. Do Not Track
Browsers may transmit “Do Not Track” signals. Because no common industry standard for DNT has been adopted, this site does not currently respond to DNT signals. We do honor Global Privacy Control (GPC) signals from California residents.
11. Third-Party Links
This site may link to third-party websites (MLS providers, payment processors, legacy bianchirealtyandpropertymanagement.com pages, social networks). Their privacy practices are governed by their own policies, which we encourage you to read.

We may update this policy from time to time. Material changes will be posted on this page with an updated “Last Updated” date. Continued use of the site after changes constitutes acceptance.
