Sign Your Lease & Move In
Approved applicants sign an attorney-drafted lease, pay the security deposit and first month’s rent, and receive keys. We’ll walk you through everything so move-in day is stress-free.

Application Requirements
What We Look For
All applicants are evaluated on a complete picture — not just one factor. Below are the general criteria for any rental home managed by Bianchi Realty & Property Management.
Income
Gross monthly income of at least 3× the monthly rent. All income sources must be verifiable (pay stubs, tax returns, bank statements, or offer letters).
Credit Score
A minimum credit score of 600 is generally required. We review the full credit profile — not just the number.
Rental References
Positive references from previous landlords are an important part of our screening. Gaps in rental history are reviewed on a case-by-case basis.
Security Deposit
Typically equal to one month’s rent. Properties with unique risk factors may require a higher deposit. Pet deposits and fees are separate.
Criminal Background
A clean criminal background check is required. Certain convictions may disqualify an applicant per Florida law and our owner’s guidelines.
Eviction History
Prior evictions are a significant concern and are reviewed carefully. Recent evictions (within 5 years) may disqualify an applicant.
