How to Choose a Lender
A good lender does more than quote a rate — they help you close on time and on budget. When you call any of the lenders below, ask about:
- Pre-approval vs. pre-qualification — a true pre-approval carries weight in Tampa Bay multiple-offer situations.
- Loan programs — conventional, FHA, VA, jumbo, first-time buyer, and Florida Hometown Heroes.
- Lock periods & rate-lock fees — especially important if your closing is more than 30 days out.
- Closing-cost estimates in writing (Loan Estimate / LE) so you can compare apples to apples.
- Communication cadence — will they call your agent and title company directly during underwriting?
What a Title Company Does for You
In Florida, the title company is the neutral party that makes sure the property you’re buying transfers cleanly — free of liens, ownership disputes, or unpaid taxes. Their work includes:
- Title search & examination of the public record back through prior owners.
- Title insurance (Owner’s and Lender’s policies) protecting you from future claims against the title.
- Escrow & closing — holding earnest-money deposits and disbursing funds at closing.
- Document preparation & recording of the deed and mortgage with the local County Clerk.
- Coordinating with your lender, HOA, and surveyor so everything is ready for the closing table.
Tip: In Florida, the buyer typically chooses the title company — so pick one you trust.
