Will a Silver Tsunami Change the 2024 Housing Market?

January 29, 2024 2 min read Brenda Bianchi

The “silver tsunami” theory predicts that aging Baby Boomers will flood the housing market with inventory, driving prices down. After 43+ years watching demographic shifts move the Tampa Bay market, our team can tell you the data does not support a sudden flood — it is more like a slow tide.

The theory

Boomers (born 1946–1964) currently hold a disproportionate share of U.S. housing equity. The theory says as they age and downsize or pass, their homes hit the market and inventory swells.

Why it is not playing out as a tsunami

  • Most Boomers are aging in place. Surveys consistently show 70%+ plan to stay in their homes as long as possible.
  • Those who move often relocate to Florida. Tampa Bay specifically benefits from incoming Boomer migration, not outgoing.
  • Multigenerational households are growing. Many adult children are moving back into family homes rather than parents downsizing.
  • The transition takes decades. Boomers are 60–80 today. The supply transfer happens gradually through the 2030s and beyond.

What this means for Tampa Bay

Our area is actually a net beneficiary of Boomer movement. Retirees moving to Florida pump demand into the market. Even when local Boomers eventually downsize, they often stay within Florida and use SOH portability.

The bottom line

The silver tsunami is real demographically but slow-moving. It will not crash Tampa Bay home prices. If anything, it supports continued demand. Our team is happy to walk through your specific submarket dynamics.
