If you are planning a spring listing in Tampa Bay, the work starts now. After 43+ years preparing Florida homes for the spring market, our team can tell you the difference between a home that sells in the first weekend and one that sits is usually visible 6–8 weeks before listing day.
1. Declutter and depersonalize
Clear countertops, shelves, and closets to about half-capacity. Pack personal photos and items you do not use daily. Less stuff in the home equals more apparent space — and helps buyers imagine themselves living there.
2. Deep clean kitchens and bathrooms
The two rooms that move buyer decisions. Scrub grout, polish fixtures, replace any worn caulk, update toilet seats, refresh towels and shower curtains. Buyers form opinions about these rooms in seconds.
3. Pre-list repairs
Squeaky doors, peeling paint, broken switches, running toilets, dripping faucets. These small visible items signal deferred maintenance and suppress offers. Address them.
4. Refresh the exterior
Pressure wash driveway, walkway, siding, and lanai. Trim back palms and shrubs. Refresh mulch. A clean exterior changes first impression dramatically — for under $500.
5. Lighting
Replace burnt-out or mismatched bulbs. Use warm-white LEDs throughout. Bright rooms photograph and show better.
6. Professional photography
Schedule the photo shoot after all prep is complete, ideally on a bright day. Drone shots for properties with water access, larger lots, or unique features.
The bottom line
Spring listings reward sellers who prepared in winter. Our team is happy to walk a Tampa Bay home with you and identify the highest-impact projects before listing.
