What To Know About Credit Scores Before Buying a Home

Why credit matters

Lenders use your FICO score to estimate the likelihood you will repay the loan. A higher score generally results in a lower interest rate, which over a 30-year mortgage means tens of thousands of dollars in lifetime savings.

The score range

  • 300–579: very poor (mortgage difficult to obtain)
  • 580–669: fair (FHA may be available)
  • 670–739: good (conventional loans available, rates higher)
  • 740–799: very good (best conventional pricing)
  • 800+: exceptional (best of best)

You do not need 800+ to buy

The median credit score for U.S. mortgage borrowers is roughly 770. But many buyers close with scores in the 660–720 range. FHA loans are available down to 580 with 3.5% down. Your specific situation may have more flexibility than you think.

If your score is lower than you want

  • Pay every bill on time — payment history is the biggest single factor
  • Lower credit-card utilization below 30%
  • Do not open new credit accounts in the months before applying
  • Pull your credit reports and dispute errors
