2. Move fast on the right home

Inventory is improving but well-priced homes in desirable submarkets still go in days. Be ready to write an offer the same day you see the home.

3. Plan for the hidden costs

Florida insurance, property tax, HOA, utilities, maintenance reserve. The full monthly cost is often $400–$800 above just principal and interest.

4. Get the right inspections

Standard home, 4-point (for insurance), wind mitigation, termite. Skip none of them.

5. Verify the flood zone

Look up the property on FEMA, not just what the seller claims. Flood insurance can add $2,000–$5,000/year to your costs.

10. Hold reserves after closing
