Top 5 Mistakes Sellers Make When Listing Their Home

After 43+ years selling Florida homes, our team can tell you that most botched sales come down to a handful of avoidable mistakes — not a bad market. Here are the top five we see in Tampa Bay, and how to avoid each.

1. Overpricing

The single most expensive mistake. An aggressive list price brings fewer showings, fewer offers, and forces a price drop within 3–4 weeks that signals weakness to the market. The fix: price to recent comparable sales (closed transactions in the last 60 days within a half-mile), not to active-listing aspiration.

2. Ignoring curb appeal

Buyers form an opinion in the first 10 seconds of pulling up. Cracked driveway, overgrown landscaping, faded front door, and dirty siding all suppress offers by thousands. A $500–$1,500 pre-list refresh of the exterior almost always returns 10x.

3. Skipping pre-list repairs

Squeaky doors, running toilets, peeling paint, and broken switches signal deferred maintenance to buyers — who then assume bigger problems are hiding. Fixing $1,000 of obvious issues often prevents $10,000 in price negotiation later.

4. Poor photography and listing copy

Phone photos in dim lighting kill listings. Professional photography, clean staging, drone shots where applicable, and well-written listing copy bring more showings and higher offers. This is one of the highest-leverage agent contributions.

5. Inflexible showings

The buyer who wants to see the home at 6:30 PM Wednesday is the buyer you cannot ask to come back Saturday. Make the home available, including weekends and evenings. Each missed showing reduces the offer pool.
