How Much House Can You REALLY Afford?

One of the most common mistakes Tampa Bay homebuyers make is treating the bank’s pre-approval amount as a budget. After 43+ years guiding buyers across Pinellas, Hillsborough, Manatee, Sarasota, and Charlotte counties, our team can tell you the lender’s maximum and your real comfortable budget are rarely the same number. Here is how to calculate what you can actually afford in Florida in 2026.

1. Start with your real budget, not the bank’s

A general rule: total housing costs — principal, interest, property tax, insurance, HOA — should stay at or below 28–30% of gross monthly income. On $7,000/month gross, that caps total housing around $2,000.

2. Include every Florida-specific cost

  • Principal and interest
  • Property tax (Pinellas effective rate ~1.0–1.2%)
  • Homeowners insurance — Florida averages $4,000–$7,000+ per year and rising
  • Flood insurance if applicable (verify FEMA zone, not seller’s claim)
  • HOA or condo fees
  • PMI if down payment is under 20%
  • Maintenance reserve (1–2% of home value annually)

3. Down payment trade-offs

20% down avoids PMI and lowers the monthly payment. 3–5% gets you into the home faster but increases monthly costs by $150–$300 in PMI. The right answer depends on how long you plan to stay and whether holding cash reserves matters more than monthly savings.

4. Debt-to-income ratio

Lenders generally cap total DTI at 43% for conventional loans — that’s mortgage plus car payment, student loans, credit card minimums, and other debts. Just because you qualify at 43% does not mean it’s comfortable. Many financially healthy households target 36% or lower.

5. Keep emergency reserves intact

Do not put every dollar into the down payment. Keep 3–6 months of living expenses available. The AC will fail. The roof will leak. The water heater will go out. Homeownership rewards reserves.

6. Run a real example

$400,000 home, 10% down, 6.5% rate, Pinellas property tax + $5,500/yr insurance: roughly $2,750/month all-in. That is the number that should match your budget — not just the principal and interest the lender shows you.
