01 Can you hold a place before I apply?

We are unable to hold a property without a completed application, an approved decision, and a paid security deposit. Once those three items are received, the home is taken off the market and reserved exclusively for you up to your move-in date.

02 Do I pay first month’s rent and last month’s rent with my security deposit?

In most cases, no. Florida law requires the first month’s rent and a security deposit at lease signing. We do not collect last month’s rent up front unless the lease specifically calls for it (e.g., for tenants with limited credit history or non-resident applicants).

03 How old do you have to be to apply?

You must be at least 18 years old to submit a rental application. All adult occupants (18+) who will live in the home must apply individually and be named on the lease.

04 Is the deposit refundable?

Yes. Security deposits are fully refundable under Florida Statute § 83.49, provided the home is returned in the same condition it was received (less normal wear and tear), all rent is paid current, and the property is professionally cleaned. We disburse the deposit (or an itemized statement of deductions) within 15 days of move-out, or within 30 days if there are deductions.

05 Who needs a cosigner?

A cosigner (also called a guarantor) may be required for applicants with limited credit history, no rental history, income less than 3x the monthly rent, or recent credit challenges. Cosigners must complete a full application, meet income requirements (typically 5x the monthly rent), and reside within the United States.

06 You have a property I want to rent. How do I apply?

Browse current rentals at our Homes for Rent page, click the property you’re interested in, and follow the Apply link. The application is submitted online and processed within 1–as soon as possibles. Application fees apply per adult.

07 How do I pay rent?

Rent is paid through the secure online Resident Portal at brendabianchi.appfolio.com. You can pay by bank transfer (ACH, free) or credit/debit card (small convenience fee). Rent is due on the 1st of each month and considered late after the 5th.

08 I want to get a pet. What do I do?

All pets must be screened and approved through PetScreening.com before being added to your home. Submit your pet’s profile, vet records, and photos. Approved pets are added to your lease with an additional pet deposit. See our Pet Policy page for full details.

09 I want to move out, but my roommate wants to stay. What do I do?

Contact our office in writing as soon as you know your move-out date. Your roommate must qualify on their own (or with a new roommate/cosigner) for a new lease in their name. The original lease cannot simply be transferred — a new application, screening, and lease signing are required.

10 My lease expiration is coming and I want to move out. What do I do?

Your lease requires a written 60-day notice before your move-out date. Submit your notice in writing (email is fine) to our office. We’ll schedule a pre-move-out inspection, review the move-out checklist, and provide instructions for returning keys, scheduling cleaning, and forwarding your deposit refund.

11 Who is responsible for paying for repairs & maintenance requests?

Florida habitability law requires the landlord to maintain plumbing, electrical, structural, and HVAC systems. Tenants are responsible for damages caused by misuse or neglect (e.g., clogged drains from improper disposal, broken windows, pet damage). When you submit a maintenance request, we’ll dispatch a vendor and determine responsibility based on the cause. Emergency maintenance is available Day-or-night.
