3. Down payment options

  • Conventional: as low as 3% down with PMI
  • FHA: 3.5% down with more flexible credit
  • VA: 0% for qualifying veterans
  • USDA: 0% in eligible rural areas

4. Keep reserves after closing

3–6 months of expenses in the bank after closing. Homes break.

5. Credit health

Pay every bill on time. Lower credit-card utilization. Do not open new accounts in the months before applying. Pull your credit reports and dispute errors.
