Four Ways You Can Use Your Home Equity

August 8, 2023 2 min read Brenda Bianchi

If you have owned your Tampa Bay home for several years, you are likely sitting on substantially more equity than you realize. After 43+ years helping owners leverage that equity strategically, our team can share the four most common smart uses.

1. Down payment on your next home

Selling and using the proceeds toward your next home is the most common strategic use. Florida SOH portability lets you transfer up to $500,000 of accumulated tax savings if you stay in Florida.

2. Cash-out refinance

Borrow against your equity, usually at a lower rate than personal loans or credit cards. Best uses: home improvements that increase value, debt consolidation that materially reduces total interest, education, or starting a business. Worst uses: vacations, cars.

3. HELOC

A home equity line of credit gives you ongoing access to your equity without restructuring your existing mortgage. Useful for staged renovations, education over time, or unexpected medical expenses.

4. Investment leverage

Some owners use equity to buy a second property — either a rental or future primary residence. This requires careful planning and should be discussed with both a real estate professional and a financial advisor.

What to do first

Get an accurate market value estimate. Online estimates can be off by 10–15%. A free CMA from a local agent is far more accurate.

The bottom line

Equity is a powerful tool when used strategically. Our team is happy to walk through your options and provide a free CMA for your Tampa Bay home.
