The builder’s agent works for the builder

The friendly representative in the model home is paid by the builder to sell builder inventory at builder terms. They are not negotiating on your behalf, advocating for upgrades at builder cost, or watching for contract provisions that favor the builder over you.

Where a buyer’s agent earns their commission

  • Negotiating upgrades, incentives, and closing-cost credits
  • Reviewing the builder contract (very different from a standard FAR/BAR contract)
  • Scheduling independent inspections at framing, pre-drywall, and final walkthrough
  • Watching delivery timelines and contractual remedies if delays occur
  • Verifying base price vs. lot premiums, options, and structural changes
