Tax season just wrapped up. If you walked away with a refund and homeownership has been on the horizon for you, this is one of the better moments of the year to make real progress on that goal. 1. Stack the refund toward down payment or closing costs

Closing costs in Florida typically run 2–5% of the purchase price. On a $350,000 home, that is $7,000–$17,500. A $3,000–$8,000 refund directly addresses a real expense most first-time buyers underestimate.

2. Get pre-approved now, not later

Rates and inventory shift week to week. A current pre-approval letter (not pre-qualification) shows sellers you are serious and locks in a specific lender quote. In competitive Pinellas and Hillsborough submarkets, pre-approval is the difference between getting a contract and getting passed over.

3. Build your reserve fund first

If your emergency reserves are thin, hold off on the home until you have 3–6 months of expenses set aside — separate from the down payment. The refund can help build that cushion.

4. Cover the upfront inspections

In Florida that usually means standard home inspection ($300–$500), 4-point inspection (often required by insurers), wind mitigation ($150–$300, but can save thousands annually in insurance), and termite. The refund covers all of them with room to spare.

Most refunds disappear into restaurants, weekend trips, and online shopping within 60 days. Move it into a separate account labeled “home fund” the day it hits your bank.
