Reasons Your Home May Not Be Selling

1. The price is wrong

The single most common reason. Even strong homes overpriced by 5–7% lose momentum. The fix is a meaningful price reduction, not a cosmetic one. Buyers searching at a price tier need to see your listing show up.

2. The photography is poor

Phone shots in dim lighting kill listings. Professional photos with proper staging meaningfully change traffic to a listing.

3. The home is not staged or prepared

Personal items, dim lighting, deferred maintenance, clutter, smells. All of these suppress offers. Staging and pre-list refresh often unlock dramatically more buyer interest.

4. Showings are too restricted

Buyers cannot make offers on homes they cannot see. Open up showings — evenings, weekends, last-minute requests.

5. The listing copy answers nothing

“Charming home” tells the buyer nothing. Strong copy answers questions about HOA, schools, flood zone, commute, taxes.

  • Get a fresh CMA based on last 30–60 days of closings
  • Address obvious presentation issues
  • Reshoot photos if needed
  • Open showing availability
  • Talk honestly with your agent about strategy
