What to Fix Before Listing Your Home: A Seller’s Guide to Maximizing Value

1. Fix what every buyer notices

  • Cracked tile, damaged drywall, peeling paint or wallpaper
  • Squeaky doors, sticky windows, loose handles
  • Leaky faucets, running toilets, slow drains
  • Stained or worn carpet (clean or replace, depending on age)

Each of these signals deferred maintenance. Buyers do not adjust their offer by $300 per item — they adjust by thousands because they assume more issues are hidden behind these visible ones.

2. Document the major systems

Roof age, HVAC age, water heater age, electrical panel. If any are recent, have the paperwork ready — it directly affects insurance pricing for the buyer. If the roof is over 15 years old, expect that to be a negotiating point.

3. Get a wind mitigation inspection done

This is a Florida-specific play. A wind mitigation report identifies features that reduce hurricane risk (hip roof, impact windows, roof-to-wall connections). It directly reduces insurance premiums — meaning a more affordable home for the buyer and a stronger sale for you.

4. Refresh paint where it matters

Neutral interior paint in main living areas. Touch up baseboards. Most homes do not need full repaint — just key rooms to look clean and recent.

5. Lighting

Replace any mismatched, outdated, or burnt-out fixtures. Use bright, warm-temperature bulbs throughout. Lighting dramatically affects photography and showings.

6. Skip the big upgrades that won’t pay back

Full kitchen remodels, room additions, and pool installations rarely return their cost in pre-listing repairs. Stick to high-leverage fixes (paint, lighting, landscaping, minor repairs) and leave big projects to the next owner.
